Community association managers who pursue education and professional designations earn more money, become more effective leaders, and are better able to contribute to the success of their communities. Managers who earn CAI’s Association Management Specialist (AMS) designation demonstrate a higher level of commitment to their career and the community association industry.

Kimberly Anne Mosey, CMCA, AMS, a community association manager with KC Property Services in Huntington Woods, Mich., recently became the 11,000th person to earn the AMS designation. Since 1995, Kimberly’s career has spanned residential property management, executive management, corporate housing, and mortgage and real estate brokerage. She has worked in community association management since 2007.

After learning about community association manager designations, Mosey obtained her Certified Manager of Community Associations (CMCA) credential. She set out to earn the AMS designation to become more officially qualified to serve in her role and continue to master her career. The tests, she says, were challenging. “For someone that’s been in the industry as long as I’ve been, I still found the AMS program informative,“ she says.

For managers who wish to elevate their careers, continue to learn about community management, and better serve their communities, the AMS designation is a must-have. “I am honored to be a part of this milestone,” Mosey says. “It’s really rewarding and exciting.”

To earn the AMS designation, managers must have at least two years of experience in community association management and complete at least two of CAI’s M-200 level courses. In addition, they must have already earned the entry-level certification for managers—the CMCA credential from the Community Association Managers International Certification Board (CAMICB). All AMS designation holders comply with the CAI Professional Manager Code of Ethics.

“Professionals who earn CAI credentials maximize the value they can provide to their community association clients,” says CAI Chief Executive Officer Thomas M. Skiba, CAE. “More than 90 percent of community association board members would prefer to hire a community manager who has the required education and experience to earn professional credentials.”

Community association managers are the professional backbone of the condominium communities and homeowners associations that they support. They provide the skills and expertise that are essential to successful operations and governance.

Managers who earn the the Association Management Specialist (AMS) designation understand the nature, importance, and unique challenges of community association management, particularly the following:

  • Using budgets and financial reports as management tools.
  • Financial planning processes.
  • Replacement reserves and basic investment principles.
  • Overseeing maintenance of common areas, using checklists, and creating reports.
  • Making maintenance requests and recommendations to the board.
