Today marks the two-year anniversary of the partial collapse of the Champlain Towers South Condominium in Surfside, Fla. The tragedy took 98 lives. CAI honors those who lost their lives, the loved ones of the victims, and the survivors who lost their home and neighbors.

CAI members and staff remain committed to condominium safety and to pursuing best practices, education, and public policy that lead to structurally sound and fiscally responsible communities. CAI wants to make sure this heartbreaking tragedy never happens again.

Since the tragedy, Florida, Hawaii, Maryland, and Tennessee have passed legislation regarding reserve studies and funding in community associations. Colorado, Connecticut, Georgia, Illinois, Massachusetts, New Jersey, and Virginia have introduced legislation regarding reserve studies and funding.

Florida also has passed—and updated—legislation on building inspections. Virginia passed a resolution requiring the Department of Professional and Occupation Regulation (DPOR) to study the adequacy of current laws addressing standards for structural integrity and maintaining reserves to repair, replace, or restore capital components in common interest communities.

Connecticut, Hawaii, Massachusetts, Maryland, New Jersey, New York, and South Carolina have introduced legislation addressing building maintenance and structural integrity.

New Castle County (Del.) Council passed a resolution that established a task force to review and consider issues relating to condominiums and other common interest community buildings and structures.

Many public policy recommendations in each of these instances derived from CAI’s Condominium Safety Public Policy Report.

Today, we remember the Champlain Towers South victims and their families and honor the memory of those who lost their lives. CAI remains committed to condominium safety.
